He even inspected our cramped crawl space, which is significant because the inspector we used for our purchase was unwilling to do so. New Construction

A home maintenance inspection is a thorough evaluation designed to keep your property in optimal condition. A comprehensive evaluation is conducted before your builder's warranty expires to identify any defects or issues that have arisen since construction. You can present your detailed report to your builder, ensuring that necessary repairs are addressed under warranty, protecting your investment, and ensuring your home's quality and safety.

This inspection is not as comprehensive as our standard home inspection but is an efficient alternative for those only interested in knowing the condition of the home's major systems. Lasting about 2 to 2 1/2 hours, the electrical, plumbing, HVAC, and structural systems are inspected and documented in a digital report with photos and recommendations.

We encourage you to join the inspection, which lasts about 2.5 to 3 hours for an average home. Our licensed inspector will thoroughly examine all key areas. At the end of the inspection, your inspector will show you the location of the water and gas shut-off valves, discuss major findings, and answer any questions. Your inspector can also be able available via phone if you are unable to attend.

After the inspection, you will receive a detailed digital report within 24 hours, or on the same day if requested. This report will include high-resolution images, clear summaries, and a prioritized list of recommendations. What to expect

RW West’s service continues beyond the inspection. Our inspectors are available to answer any questions, provide further clarification on report findings and offer recommendations for reputable contractors to address identified issues. Re-Inspections are also offered for any repairs made, to ensure all agreed upon issues have been properly addressed.

How much does an inspection cost?

Our home inspections are competitively priced, starting at $400 and increasing based on the home's square footage.

How and when do I receive the report?

Same-day reports are available upon request, otherwise, they are emailed by 9:00 am the following morning.

How long does an inspection take?

An average size home takes 2 1/2 - 3 hours while most smaller condominiums will take less time and larger homes will take more time. Homes larger than 3,200 square feet, we will send a team of inspectors.
